Search for house cleaning in Overland Park or Kansas City, Kansas and you will see prices that range widely, often without saying what is included. This guide explains how a cleaning price is actually built: the published starting prices we use across the Kansas side of the metro, the things that move a quote up or down, and how to get a firm number before anyone comes to your home. We are new to Kansas, so rather than quote local averages from a handful of jobs, we show the prices you can check and the factors behind them.

Published starting prices

Our starting prices are the same in Kansas as in every state we work in. They apply to a small home in normal condition, and your quote is built up from there.

Home size: bedrooms, bathrooms and levels

The base of every quote is the number of bedrooms and bathrooms. Bathrooms count for more than bedrooms, because tubs, showers, glass, toilets and vanities take the most scrubbing. On the Kansas side of the metro, homes often have three levels: a split-level or two-story house with a finished basement adds a whole floor of rooms, stairs and often a third bathroom. A bare basement with a laundry corner takes far less time than a finished one with a bedroom, bar and rec room, so describe it when you ask for a quote.

Condition and time since the last clean

Two homes of the same size can take very different amounts of time. A home cleaned every two weeks needs a lighter visit than one that has gone a year without a professional clean. Heavy grease in the kitchen, soap scum and mildew in showers, pet hair in carpet and on furniture, or a winter of salt on entry floors all add time. We ask about condition, or for a few photos, so the quote reflects the real job rather than a guess.

Regular, deep or move-out?

  • Regular house cleaning keeps kitchens, bathrooms, dusting and floors under control. It is the lowest price per visit, and recurring plans get up to 15% off.
  • Deep cleaning adds the places a regular visit skips: vents and returns, ceiling fans, baseboards by hand, grout, window tracks and inside appliances on request. It is the right first visit for most homes before a recurring plan.
  • Move-out cleaning is a deep clean of an empty home to the checklist landlords inspect, with the inside of cabinets, closets and drawers included.

Extras that change the price

Common add-ons and why they matter
Add-onWhy people add it
Inside oven and fridgeThe first things a landlord or buyer opens
Walls and ceilings wipedMarks show clearly in move-out photos
Basement and laundry roomMost homes here have one, and inspections include it
Carpet cleaningSpring mud, pet hair and traffic lanes
Exterior windowsPollen and wind-blown dust film
GarageSwept and cleared before a move or sale

You only pay for the extras you choose. If you are unsure, ask what your lease or your buyer’s agent expects, and add only those.

How often you book

Recurring house cleaning costs less per visit than one-off cleans, because the home never builds up. Weekly suits families with pets and young children, bi-weekly is the most common choice, and monthly suits smaller homes kept tidy between visits. Recurring plans get up to 15% off and the same team each time where possible.

Why the first visit usually costs more

The first clean in a home is almost always the longest. Build-up on baseboards, grout, vents and the inside of appliances has to come off once, and the team learns the home: where things go, which surfaces need special care, how the basement and stairs are laid out. After that, regular visits are quicker and cost less. That is why we suggest a deep clean first for most homes, then a weekly, bi-weekly or monthly plan that keeps the result.

Getting a firm price

A firm price needs three things: the size of the home, its condition and the extras you want. Book online in about two minutes, or ask for a free written quote and send a few photos of the kitchen, bathrooms and basement. We confirm the price and a vetted local team before anything is booked, and if the home turns out very different from the description, we talk to you before doing extra work. After the visit, our 36-hour re-clean promise applies: tell us within 36 hours if something was missed and we come back to put it right.

What goes into a move-out price

A move-out clean is priced like a deep clean of an empty home, with the inside of every cabinet, closet and drawer included. The extras that matter most are the ones a landlord or buyer checks first: the oven and fridge inside, walls and switch plates, the basement and laundry area, and carpets where the lease asks for professional cleaning. Empty homes are faster to clean than furnished ones, so clearing everything out before the team arrives, including the basement and garage, keeps the price down. If you are also moving into a new place, a move-in clean starts at $180 and uses the same checklist before your boxes arrive.

Does the season change the price?

Our published prices don’t change with the season, but the work can. A home after a muddy spring or a winter of ice melt on the floors takes longer than the same home in a dry autumn, and spring and early summer, when leases turn over and homes are listed, is the busiest time to book. Book a week or two ahead from April to June. Late fall and winter are quieter, which can make it easier to find the day you want for a deep clean before the holidays.

Comparing cleaning quotes

  • Is the price confirmed in writing before the visit, or estimated at the door?
  • Are supplies and equipment included?
  • Are inside appliances, the basement and the garage included or extra?
  • Are the cleaners vetted and insured?
  • What happens if something is missed?
