What actually drives a cleaning price
Almost every cleaning quote in the United States comes down to one thing: how many hours the job takes, and how many people it takes to finish it in a single visit. Everything else — bedroom counts, square footage, service names — is a proxy for time. Once you see pricing that way, ranges that look arbitrary start making sense, and you can tell a fair quote from a guess.
Size is a starting point, not the answer
Bedroom count is the industry’s shorthand because it correlates loosely with floor area and with how many rooms need a full pass. A studio and a four-bedroom house sit at opposite ends of our table for that reason. But two homes with identical bedroom counts can be an hour apart in practice. Open-plan layouts clean faster than the same footage split into small rooms with doors, frames and corners. Hard floors need sweeping and mopping where carpet needs one vacuum pass. High ceilings, exposed shelving and open kitchens add dusting that a closed layout does not.
Bathrooms and kitchens carry the hours
Wet rooms are where cleaning time concentrates. A bathroom means limescale, grout, glass, chrome, a toilet and a floor that all have to be done in sequence, and none of it scales with square footage. That is why the calculator treats bathrooms as a separate input rather than folding them into size: a compact two-bedroom apartment with three bathrooms is a longer job than a roomy three-bedroom with two. Kitchens behave the same way — appliance exteriors, splashbacks and cabinet fronts take the same time in a small kitchen as a large one.
Service tier is really a depth setting
The gap between a standard clean and a deep clean is not a longer list of rooms; it is the difference between wiping and scrubbing. A standard clean maintains a home that is already in reasonable shape. A deep clean treats build-up: grout, limescale, appliance interiors where included, baseboards, door frames, switches, vents and the areas behind movable furniture. That roughly doubles the hours on the same property, which is why deep cleans sit above standard cleans at every size.
Move-in, move-out and post-construction cleans go further again, because they are judged by someone else. A move-out clean is worked against a landlord’s checklist in an empty property — inside every cabinet and drawer, inside fitted appliances, walls spot-cleaned, full detail on frames and fixtures. Post-construction work is its own category: fine building dust resettles after each pass, so the property has to be cleaned several times over before it reads as finished. Airbnb turnovers move in the opposite direction — they are deliberately fast, checklist-driven resets with linen changes and staging, priced below a standard clean because the scope is tightly defined and repeated.
Condition is the variable nobody can see online
Every range on this page has a low end and a high end, and condition decides where you land. The low end assumes clear floors and surfaces, recent cleaning history and normal wear. The high end assumes heavy build-up, clutter that has to be worked around, pet hair, an older property, or a home that has not had a professional clean in a year or more. No calculator can assess this from a dropdown, and any company quoting a single exact number sight-unseen is either padding it or planning to revise it on the day.
Frequency lowers the rate for a real reason
Recurring discounts are not a loyalty gimmick. A home cleaned last week does not have build-up, so the same visit takes less time to deliver and the rate falls with it — 15% for weekly, 10% for monthly, applied automatically once the schedule is set. One-off jobs cannot benefit from that logic, so move-in, move-out and post-construction cleans are priced as single visits with no recurring discount. The practical takeaway: households that book fortnightly or weekly usually pay less per year than households booking two or three emergency deep cleans.
Add-ons, minimums and the extras worth knowing
Interior oven and fridge cleaning are the two most-added extras, because both are excluded from most standard scopes and both take real time. Windows, laundry and extra carpeted rooms behave the same way. Minimum charges also exist for a reason: pressure washing carries a minimum because mobilising equipment for a small area costs the same as for a large one, same-day work carries a dispatch minimum because a team has to be pulled from another schedule, and hourly housekeeping has a two-hour minimum.
How to compare quotes properly
When you compare two companies, compare scope before price. Ask what is included at the tier quoted, whether supplies are provided, whether the figure is per visit or per hour, whether it assumes one cleaner or a team, and what happens if the job takes longer than estimated. A cheaper number attached to a thinner scope is not cheaper. The estimate here is deliberately a range for that reason — it tells you what the job should cost, and the free quote confirms what your specific home will.
