Cleaning prices in southern New Hampshire and on the Seacoast vary more than people expect, and a quick online search rarely explains why. A two-bedroom condo in Nashua, a four-bedroom colonial in Windham with a finished basement and a lake house in Wolfeboro that hosts guests every weekend are three very different jobs. This guide explains how we price each one, starting from our published prices, so you know what you are paying for and can compare quotes fairly.

Where prices start

We publish a starting price for every service, and it is the same in New Hampshire as everywhere we work. It covers the smallest home for that service; your quote adds the size, condition and extras of yours, and is confirmed in writing before you book.

We are new to New Hampshire, so this guide does not quote local averages. The factors below explain almost every difference between one quote and another.

Size, and bathrooms above all

Bathrooms take far longer to clean than bedrooms: tile, grout, glass, toilets, vanities and fixtures all need scrubbing and sanitizing. A colonial with two and a half baths and a finished basement with its own bathroom costs noticeably more than a ranch with one bathroom, even with the same number of bedrooms. When you ask for a quote, list full and half bathrooms and say whether the basement is finished.

The kind of home

  • Apartments and condos in Nashua, Dover, Portsmouth and Exeter: compact and quick, usually closest to the starting price
  • Colonials, capes and split-levels in Salem, Windham, Londonderry, Derry and Merrimack: several floors, a mudroom and often a finished basement
  • New construction in the southern tier: open plans and big windows; the first clean after the builder leaves is a post-construction job
  • Farmhouses and older homes: wide-plank floors, woodstoves, steep stairs and barns or sheds, which take more care
  • Lake houses and ski-country condos around Wolfeboro, Ossipee and Conway: often cleaned as turnovers between guests, with linens and restocking

Condition and the season

A home cleaned regularly is quick to clean again. A home that has not been thoroughly cleaned in months takes longer, and in New Hampshire the season matters too. After a winter with a woodstove or pellet stove, fine ash sits on every shelf and sill. In March and April, mud season brings dirt in on every boot and paw. In summer, beach sand and lake grit find their way into every rug. Photos sent with your quote request let us price the real condition the first time.

Extras

  • Inside the oven, fridge, microwave or dishwasher, from $40 each
  • Carpet extraction from $45 a room, offered in every New Hampshire town we cover
  • Walls wiped, blinds, inside windows, inside cabinets
  • Basement, garage, mudroom or porch
  • Iron or mineral stains from well water in sinks, tubs and toilets, which need their own products and time

Well water and stains

Many homes outside the cities, from Hollis and Amherst to the Lakes Region, run on private wells. Iron and manganese in well water leave orange, brown or black stains in toilets, tubs and sinks, and hard water leaves white scale on glass and fixtures. These take longer than ordinary soap scum and need a cleaner made for rust or scale; bleach can set iron stains. Mention them when you book so the time is in the quote.

Choosing the right service

A regular clean (from $160) keeps a tidy home tidy. A deep clean (from $200) resets a home after winter or before guests. A move-out or move-in clean (from $190) is for an empty home, with the inside of cabinets, closets and drawers included. A vacation rental turnover (from $90) resets a rental between guests. If you are not sure which you need, describe the home and what you want and we will suggest one.

Timing and availability

Prices do not change in busy weeks, but availability does. Spring, once mud season ends, is the busiest time for deep cleans. Summer weekends are busy around the lakes and Hampton Beach, and ski-season weekends in the Mount Washington Valley. The end of each month is busy with move-outs everywhere. Book a week or two ahead for those times.

Driveways, access and distance

Long driveways that are icy in winter or soft in mud season, gated lake roads and condo buildings with key fobs all affect arrival. Tell us how the team gets in and where to park. For second homes, say how keys are handled and whether anyone will be there.

Move-out cleans around Durham and Dover

Around the university in Durham and in apartments in Dover and Portsmouth, many leases end in late May and over the summer, and landlords turn units over quickly. A move-out clean (from $190) is priced by bedrooms, bathrooms and condition, with inside appliances added for most rentals. Shared student houses with several bathrooms and a well-used kitchen take longer than a one-bedroom of the same size, so describe the house accurately and send photos for an accurate price.

New construction

New homes and additions in the southern tier are cleaned twice: a rough clean once the builder finishes, then a final clean before move-in or listing photos. Post-construction cleaning starts at $250 and is priced by size and how much drywall dust, paint and sticker residue the job left. Large window walls and open lofts add time, and a furnace filter change before and after keeps the dust from coming back.

Second homes: opening, turnovers and closing

Lake houses and ski-country condos usually need three kinds of visit: an opening deep clean in spring, turnover cleans between guests or family visits, and a closing clean in the fall. Turnovers start at $90 and are priced by size, beds to change and laundry. Setting a standing schedule for the season keeps the same team on your property and makes busy weekends easier to cover.

Recurring plans cost less per visit

A home cleaned every week or two never builds up the grime that makes a one-off clean long, so recurring visits cost less each. Most households choose bi-weekly; families with pets and young children often choose weekly; second-home owners often set a schedule around their own visits or their guests.
