A professional clean in West Virginia starts at $160 for a regular visit, $190 for a move-out clean and $200 for a deep clean. Those are our published starting prices, the same in West Virginia as everywhere we work. What moves your own price above the starting line is a short list of things you can see in your home: its size and layout, its age, its condition, the basement, the season and the extras you choose. This guide walks through each one so you can read any quote with confidence. We don’t have a local team based in West Virginia today, so every request is checked first: send your address and the job, and we confirm whether a vetted, insured team can cover it before anything is booked.

These ranges describe the base clean for each home size. The spread inside each range comes from bathrooms, condition and layout, not from your ZIP code.

A regular or light clean starts at $160 a visit, with 15 percent off weekly plans, 12 percent bi-weekly and 10 percent monthly. Carpet cleaning starts at $45 a room, appliance cleaning at $40 an appliance, pressure washing at $150 and post-construction cleaning at $250.

1. Size, bathrooms and layout

Bedrooms set the starting range, but bathrooms and layout drive the time. Each bathroom adds a tub or shower, a toilet, a vanity, a mirror and a floor. Many West Virginia homes are built into hillsides, with steep steps outside, several levels inside and a basement or lower floor. Every flight of stairs is more vacuuming, more baseboards and more carrying of equipment, so mention levels and stairs when you ask for a quote.

2. The age of the home

Older homes are full of character and full of detail: wood trim, window sashes, built-in cabinets, radiators and plaster walls. Detail takes longer to clean than flat modern surfaces. Older bathrooms often have more grout and caulk, and older windows collect more dust and condensation. Homes built before 1978 may also contain lead paint, which changes how sills and trim should be cleaned: damp wiping, not dry sanding or scraping. None of this makes an older home expensive to clean, but it explains why two homes with the same bedroom count can be quoted differently.

3. The basement

A finished basement is cleaned like any other floor of the home and priced that way. An unfinished or damp basement is different: concrete dust, cobwebs, mildew on walls and stored items to work around. If you want the basement included, say so up front, and say whether it is finished. Running a dehumidifier for a few days beforehand makes the clean quicker and the result last longer.

4. Condition

Condition is the biggest variable after size. A home cleaned regularly needs a reset; a home where grease, soap scum, pet hair or mildew has built up for a year needs far more scrubbing. Honest photos with your quote request are the fastest way to a price that does not change on the day.

5. The season

  • Winter: road salt, cinders and slush tracked in at every door mean extra floor and entry work, and white salt residue on hard floors.
  • Spring: the best time for a deep clean, once the salt season ends and windows can be opened.
  • Summer: humidity brings mildew to bathrooms, basements and closets; air-conditioned homes clean faster.
  • After high water: homes in river valleys need drying and repairs before cleaning; see our humidity, basements and high water guide.

6. Extras

Common extras and their published prices
ExtraPublished priceWhen it is worth adding
Inside oven$60–$90Move-outs and homes with baked-on grease
Inside fridge or freezer$60–$90Move-outs; a switched-off fridge in humid weather grows mold
Dishwasher$40–$60Odors and residue in the filter
Washer and dryer$60–$100Basement laundry with lint and mildew
Carpet, per room$45–$70Salt stains, mud, pet hair and traffic lanes

7. The type of clean

  • Regular cleaning keeps a clean home clean, at the lowest price per visit, and gets cheaper with a recurring plan.
  • Deep cleaning resets a lived-in home: vents, fans, baseboards, grout, sills and the inside of appliances.
  • Move-out cleaning is built around a landlord’s inspection and covers the inside of every cabinet, closet and drawer while they are empty.
  • Move-in cleaning sanitizes the home you are entering before your boxes block the shelves.

8. Timing and availability

Last-minute requests are harder to fill, especially at the end of the month and in May and August, when student rentals in Morgantown and Huntington turn over. Same-day cleaning has a $200 minimum. Because we confirm team availability for each West Virginia address before booking, the earlier you ask, the more options you have.

Recurring cleaning: the cheapest per visit

If you want a clean home all year, a recurring plan is the best value. The first visit is often a deep clean to reset the home; after that, weekly, bi-weekly or monthly visits keep it at that standard for a lower price each time, with 15, 12 or 10 percent off. Bi-weekly is the most common choice. Recurring service needs a reliable team near your address, which is one more reason we confirm coverage before booking.

Supplies, access and parking

Supplies and equipment are included in every service except the regular light clean, where you can use your own products or ask the team to bring them for a small fee. Tell us about steep driveways, long steps up to the door, narrow streets or limited parking, which are common on hillside lots, so the team can plan where to park and how to carry equipment.

Reading a quote

  • A written list of what is included, room by room
  • Extras priced separately, so you can drop the ones you do not need
  • A clear statement of what happens if the home needs more time than expected
  • Insurance and vetting of the cleaners who will come
  • A re-clean promise if something is missed; ours is 36 hours

How to get an accurate quote

  • Give the number of bedrooms and bathrooms, and mention levels, stairs and the basement
  • Send a few photos: kitchen, bathrooms, the basement and the worst room
  • Choose the extras you want now, not on the day
  • Give your address and two or three possible dates, so we can check coverage
  • Ask what is included; a good quote lists it room by room
