What does a professional clean cost in Washington? Our prices start at $160 for a regular visit, $190 for a move-out clean and $200 for a deep clean, and they are the same in Washington as everywhere we work. Where your own price lands depends on a handful of things you can see and often control. This guide explains each one, with our published ranges, so you can read any quote with confidence. We don’t have a local team based in Washington today, so every request is checked first: send your address and the job, and we confirm whether a vetted, insured team can cover it before anything is booked.

Published starting prices

These ranges describe the base clean for each home size. The spread inside each range comes from bathrooms, condition and layout, not from your ZIP code.

Published starting ranges by home size (the same in every state we serve)
Home sizeMove-out cleanMove-in cleanDeep clean
Studio$190–$260$180–$250$200–$220
1 bedroom$210–$320$200–$300$200–$260
2 bedrooms$260–$380$240–$360$220–$330
3 bedrooms$320–$480$300–$450$280–$420
4 bedrooms$400–$600$380–$580$350–$550
5 bedrooms$500–$750$480–$720$450–$700

A regular or light clean starts at $160 a visit, with 15 percent off weekly plans, 12 percent bi-weekly and 10 percent monthly. Carpet cleaning starts at $45 a room, appliance cleaning at $40 an appliance and post-construction cleaning at $250.

1. Size and bathrooms

Bedrooms set the starting range, but bathrooms drive the time. Each bathroom means a shower or tub, a toilet, a vanity, a mirror, grout and a floor. A three-bedroom house with three bathrooms takes noticeably longer than a three-bedroom apartment with one. Stairs, a finished basement, a bonus room and an attached garage add time too, so mention them up front.

2. Condition

Condition is the biggest variable after size. A home cleaned regularly needs a reset; a home where grease, soap scum, pet hair or mildew has built up for a year needs far more scrubbing. Honest photos with your quote request are the fastest way to a price that does not change on the day.

3. Washington weather

Washington’s climate adds its own work, and it differs on each side of the Cascades.

  • West of the Cascades, from Vancouver to the Puget Sound: months of rain bring mud to every entry and condensation that leaves black mildew on window frames, sills and bathroom caulk.
  • East of the Cascades, around Spokane and the Tri-Cities: winter snow brings gravel and de-icer grit indoors, summers are dry and dusty, and some summers bring wildfire smoke that settles on sills and vents.

Mildew on window frames, smoke residue and heavy grit all add time. A home cleaned in late spring, after the wet season, is usually quicker than one cleaned in the middle of winter.

4. Extras

Common extras and their published prices
ExtraPublished priceWhen it is worth adding
Inside oven$60–$90Move-outs and homes with baked-on grease
Inside fridge or freezer$60–$90Move-outs; a switched-off fridge in a damp home grows mold
Dishwasher$40–$60Odors and residue in the filter
Washer and dryer$60–$100Front-loader door seals that smell of mildew
Carpet, per room$45–$70Mud, pet hair and traffic lanes

5. The type of clean

  • Regular cleaning keeps a clean home clean. It is the lowest price per visit and gets cheaper with a recurring plan.
  • Deep cleaning resets a lived-in home: vents, fans, baseboards, grout, window frames and the inside of appliances.
  • Move-out cleaning is built around a landlord’s inspection and the written move-in checklist Washington requires. It covers the inside of every cabinet, closet and drawer while they are empty.
  • Move-in cleaning sanitizes the home you are entering before your boxes block the shelves.

6. Timing and availability

Last-minute requests cost more and are harder to fill, especially at the end of the month when leases turn over, and in June and August near colleges. Same-day cleaning has a $200 minimum. Because we confirm team availability for each Washington address before booking, the earlier you ask, the more options you have.

7. The type of home

Apartments and condos are quick to reach and usually have fewer bathrooms, but older buildings can have small, mildew-prone bathrooms and windows that need extra attention. Townhomes add stairs and often a garage. Older houses with basements, common in Spokane and in many established neighborhoods west of the Cascades, take longer because there are more rooms, more trim and often more storage to work around. New builds clean quickly but may have construction dust in vents and tracks after handover.

Recurring cleaning: the cheapest per visit

If you want a clean home all year, a recurring plan is the best value. The first visit is often a deep clean to reset the home; after that, weekly, bi-weekly or monthly visits keep it at that standard for a lower price each time. Bi-weekly is the most common choice. Recurring service needs a reliable team near your address, which is one more reason we confirm coverage before booking.

Reading a quote: what to look for

  • A written list of what is included, room by room
  • Extras priced separately, so you can drop the ones you do not need
  • A clear statement of what happens if the home needs more time than expected
  • Insurance and vetting of the cleaners who will come
  • A re-clean promise if something is missed; ours is 36 hours

Supplies and equipment

Supplies and equipment are included in every service except the regular light clean, where you can use your own products or ask the team to bring them for a small fee. Tell us about natural stone, unsealed wood or any product you would rather we avoid, and the team will plan around it.

Move-out cleaning and your deposit

In Washington the move-out clean is measured against the written move-in checklist. Since 2023, a landlord cannot charge for wear from ordinary use, or for anything not documented on that checklist, and must back charges with estimates, invoices or receipts. That makes a targeted move-out clean good value: focus on the oven, fridge, bathrooms, window frames and floors. Read our guide to Washington deposit deductions for cleaning and carpet, or the broader Washington tenant move-out rights guide.

How to get an accurate quote

  • Give the number of bedrooms and bathrooms, and mention stairs, basements and garages
  • Send a few photos: kitchen, bathrooms, the worst room
  • Choose the extras you want now, not on the day
  • Give your address and two or three possible dates, so we can check coverage
  • Ask what is included; a good quote lists it
