Starting prices in Kansas City
Our prices are published and are the same in Missouri as in every state we cover. The starting price is for a small home in normal condition; your quote is built up from there.
| Service | Starting price |
|---|---|
| Move-out cleaning | $190 |
| Move-in cleaning | $180 |
| Deep cleaning | $200 |
| Regular house cleaning | $160 |
| Post-construction cleaning | $250 |
| Carpet cleaning | $45 a room |
| Appliance cleaning | $40 |
What our Missouri customers actually paid
These are all of our completed Missouri move-out and deep cleaning jobs so far, shown without any personal details:
| Service | Home | Extras added | Total paid |
|---|---|---|---|
| Move-out | 2-bedroom, 1-bath home | appliances cleaned inside & out, walls & ceilings dusted and wiped, living room carpet | $549 |
| Move-out | 2-bedroom, 2-bath home | walls & ceilings dusted and wiped | $365 |
| Deep clean | kitchen and one bathroom | none | $150 |
3 jobs are not an average, but they show how the price is built. The two move-outs were both 2-bedroom homes, yet the totals were $365 and $549: the higher one added appliances cleaned inside and out and a living room carpet, which is exactly the kind of extra that moves a quote. The deep clean was a single kitchen and bathroom rather than a whole home, which is why it came in below the $200 whole-home starting price.
What changes the price of a Kansas City clean
| Factor | Why it matters |
|---|---|
| Bedrooms and bathrooms | The base of every quote; each bathroom adds scrubbing and descaling |
| Basement | Most Kansas City homes have one; a finished basement is cleaned like another floor |
| Inside appliances | Oven, fridge, freezer, washer and dryer cleaned inside and out |
| Walls and ceilings | Wiped room by room; the extra landlords notice most |
| Carpet | Hot-water extraction from $45 a room, stairs and rugs extra |
| Condition | Heavy grease, pet hair, mildew or a long gap since the last clean add time |
Move-out cleaning in Kansas City
A move-out clean gets the home ready for the landlord’s inspection or the next owner. In Missouri, the landlord must give you written notice of the date and time of the move-out inspection, and you have the right to attend, so book the clean for the day before. Our checklist covers the kitchen inside and out, bathrooms, baseboards, doors, switches, window sills and tracks, closets and floors, with the basement, garage and inside appliances added on request.
Kansas City rentals are often houses and duplexes rather than large apartment blocks, so expect the inspection to include the basement floor, the laundry area and the vents. Leaving belongings in the basement is one of the most common deductions, so clear it completely before the team arrives. Read our Missouri deposit guide for the 30-day rule and what can be deducted.
Deep cleaning in Kansas City
A deep clean is the top-to-bottom reset a regular visit doesn’t reach: vents and returns, ceiling fans, baseboards, grout, window tracks and the inside of appliances. In Kansas City it is most often booked in late spring, once the tree pollen and storm mud have passed, and in early fall before the furnace runs every day. A whole-home deep clean starts at $200. You can also book a targeted deep clean of the kitchen and bathrooms only, as one of our Missouri customers did, which costs less than a whole home.
Move-in cleaning and the empty-home advantage
A move-in clean starts at $180 and uses the same checklist on an empty home, before your boxes arrive. It is the easiest time to clean: every cabinet, closet and drawer is empty, appliances can be pulled out, and floors are clear from wall to wall. Many Kansas City customers book a move-out clean at the old place and a move-in clean at the new one on back-to-back days. Take your own dated photos of the new home before the team starts, so your record shows the condition you were handed.
Regular house cleaning after the first visit
Regular house cleaning starts at $160 a visit and covers kitchens, bathrooms, dusting and floors on a weekly, bi-weekly or monthly schedule, with the same team each time. Recurring plans get up to 15% off. If a home has not had a professional clean for a while, we usually suggest one deep clean first, then a recurring plan; the regular visits are quicker, and therefore cheaper, once the build-up is gone. Tell us whether the finished basement is part of the plan, because it changes the time on every visit.
Carpet, appliance and basement add-ons
Add-ons are priced individually so you only pay for what the home needs. Carpet cleaning by hot-water extraction starts at $45 a room, with stairs, rugs and upholstery priced on top; it is offered across our Kansas City-area coverage. Appliance cleaning starts at $40 an appliance, for an oven, fridge, freezer, dishwasher, washer or dryer cleaned inside and out. A basement is priced by its size and finish: a bare storage basement with a laundry corner takes far less time than a finished one with a bedroom, bathroom and bar. Tell us about all three when you ask for a quote and the number you get is the number you pay.
Questions to ask when you compare quotes
- Is the price confirmed in writing before the visit, or estimated on the day?
- Are supplies and equipment included?
- Is the inside of the oven and fridge included, or an add-on?
- Is the basement priced in?
- Are the cleaners vetted and insured?
- What happens if something is missed? Our answer: tell us within 36 hours and we come back to put it right.
Where these prices apply
The same prices apply across our Missouri coverage: Kansas City and the Northland, Independence, Blue Springs, Lee’s Summit, Liberty, Raymore, Belton and the towns in between. We don’t yet cover St. Louis, Columbia or Springfield.
How to keep the price down
- Empty the home completely, including the basement, garage and storage
- Defrost and empty the fridge and freezer the day before
- Send photos with the quote request so the price is confirmed first
- Book carpet cleaning in the same visit as the move-out clean
- Choose a recurring plan after a deep clean; regular visits cost less and get up to 15% off
