We are new to Louisiana. Today a local team covers Franklinton and Mount Hermon in Washington Parish and Kentwood in Tangipahoa Parish, near the Mississippi line, and we have no Louisiana job history yet to average. So instead of a made-up “typical price,” this guide gives you our published starting prices and explains, step by step, what moves a price up or down, so you can estimate before you ask for a quote.

Our starting prices

Every service has a published starting price, the same in Louisiana as everywhere we work. It is the price of the smallest, simplest version of the job, such as a one-bedroom home in good condition with no extras:

Size: bedrooms, bathrooms and extra rooms

Size is the biggest single factor. Each bedroom adds time, and each bathroom adds more, because bathrooms are the most detailed rooms to clean: tile, grout, glass, fixtures and the toilet all need attention. Extra rooms such as a dining room, den, bonus room, sunroom or laundry room add time too. Count rooms the way you would describe the home to a buyer, and mention a second kitchen, a large screened porch or a workshop.

Condition: the hidden factor

Two homes of the same size can take very different amounts of time. A home cleaned professionally last month is quick. A home where grease has built up in the kitchen, soap scum and mildew have spread across the shower, and pet hair is woven into the rugs takes much longer. In Louisiana’s humid climate, mildew is the most common reason a clean takes longer than expected: on grout and caulk, in closets and on AC vents. Describe the condition accurately, and send photos if you can. It is the best way to make sure the price you approve is the price you pay.

Type of clean

  • Regular house cleaning keeps a home under control: kitchen surfaces, bathrooms, dusting and floors. It is the lowest price per visit, and booking weekly, bi-weekly or monthly can save up to 15%.
  • Deep cleaning resets a home that has slipped behind: baseboards, vents, fans, grout, window tracks and inside appliances on request.
  • Move-out and move-in cleaning is for an empty home and follows a landlord’s inspection list, including inside cabinets, closets and drawers.
  • Post-construction cleaning removes fine dust, paint spots and debris after remodels, roof and storm repairs or new builds.

Extras that change the price

  • Inside the oven, fridge, freezer, microwave or dishwasher (appliance cleaning from $40)
  • Inside cabinets and drawers in a furnished home
  • Walls and ceilings wiped, baseboards by hand, blinds
  • Exterior windows, a garage, carport, shed or porch
  • Pet hair removal
  • Pressure washing a driveway, porch or siding from $150

Things to mention in Washington and Tangipahoa Parishes

  • Home type: brick ranch, raised or pier-and-beam house, farmhouse or manufactured home; each cleans a little differently
  • Porches and carports: wide porches and carports are common here and collect pollen, leaves and mud
  • Mildew: where it is and how far it has spread, especially in showers, closets and around the AC
  • Storm repairs: dust after roofing, drywall or flooring work needs a post-construction clean rather than a regular one
  • Access: gate codes, long driveways, pets and where to park

Raised, pier-and-beam and manufactured homes

Home type changes the work more than people expect. Raised and pier-and-beam houses often have more steps, porches and exterior doors, and their floors can feel damp in humid spells, so floors take a little longer to dry after mopping. Manufactured homes clean quickly room by room, while their steps, decks and skirting collect leaves, pollen and mud that are worth adding to the visit. Older farmhouses may have original wood floors, high ceilings and ceiling fans in every room. None of this is a surcharge on its own; it simply helps us estimate the time accurately.

Which costs less over a year?

A one-off deep clean every few months feels cheaper per year than a recurring plan, but it rarely is in a humid climate. Between deep cleans, mildew settles back into grout and dust builds on fans and vents, so each deep clean starts from a worse baseline and takes longer. A first deep clean followed by bi-weekly or monthly house cleaning keeps every visit short. If you only want occasional help, two well-timed deep cleans a year, one after the spring pollen and one before the holidays, give the best result for the money.

Questions to ask any cleaning company

  • Is the price confirmed in writing before the visit, and what would change it?
  • Are the cleaners vetted and insured?
  • Do they bring their own supplies and equipment?
  • Is there a written checklist for the service you are booking?
  • What happens if something is missed?
  • Do they actually cover your town, and which services do they offer there?

Moving out or moving in

A move-out clean is priced for an empty home and follows the inspection list landlords use, including inside cabinets, closets and drawers, so book it after the movers leave. A move-in clean is a little cheaper to start and sanitizes kitchens and bathrooms before your boxes arrive. If you are moving within the area, booking both at once lets the team plan one trip around your keys.

What every price includes

Every clean comes with a vetted, insured local team that brings its own supplies and equipment, a written checklist for the service you book, and our 36-hour re-clean promise: if something was missed, tell us within 36 hours and we come back to put it right. Booking online in about two minutes saves 10%.

How to keep the price down

  • Clear counters, floors and surfaces before the team arrives, so time goes on cleaning rather than tidying
  • Choose only the extras you actually need
  • Book recurring cleaning after a first deep clean to keep each visit short
  • Run the AC and a dehumidifier between visits so mildew doesn’t build back
  • For move-outs, book after the movers leave, when the home is empty

How a quote works

Tell us the home size, the type of clean, the condition and any extras, and add photos if you can. We confirm the price and a vetted local team before anything is booked. Nothing is charged until you approve the price, and if the job turns out to be different from what was described, we talk to you before doing anything extra. If your address is outside Franklinton, Kentwood and Mount Hermon, send the request anyway and we will tell you plainly whether a team can cover it.
