If you are moving out of an apartment in Wilmington, a student rental in Newark or a family home in Middletown, the first question is usually the same: what will the cleaning cost? So far we have completed 3 Delaware move-in and move-out cleans, all of them 3-bedroom homes, with a median job total of $706, add-ons included. That is too few jobs to call a Delaware average, so this guide is built on our published starting prices and on what actually moves a price up or down.
Our starting prices in Delaware
Starting prices are published for every service and are the same in Delaware as everywhere we work. They are the floor for a small, tidy home; your own price depends on size, condition and the extras you choose, and it is confirmed in writing before you book.
| Service | Starting price | Best for |
|---|---|---|
| Move-out cleaning | $190 | Empty homes before a walk-through or a deposit inspection |
| Move-in cleaning | $180 | Sanitizing a new home before the boxes arrive |
| Deep cleaning | $200 | A top-to-bottom reset of a lived-in home |
| Regular house cleaning | $160 | Weekly, bi-weekly or monthly visits |
| Carpet cleaning | $45 a room | Adding hot-water extraction to any clean |
What moves the price up or down
Five things decide most move-out quotes. Knowing them helps you compare quotes fairly and spot where you can save.
- Bedrooms and bathrooms. Bathrooms take longer than bedrooms, so a 2-bedroom, 2-bath apartment costs more than a 2-bedroom, 1-bath one.
- Condition. A home cleaned regularly takes far less time than one where grease, soap scum and dust have built up for years.
- Inside the appliances. Ovens and fridges are add-ons because a heavily used oven alone can take an hour.
- Walls, carpets and windows. Wiping walls, extracting carpets and cleaning exterior glass are priced separately so you only pay for what the home needs.
- Stairs, basements and extra space. A townhouse over three floors or a house with a finished basement adds time that a one-level apartment doesn’t have.
The extras Delaware movers add
Of our 3 Delaware move cleans, 3 added appliances cleaned inside and out and 2 added cleaning behind and under the appliances, the two extras landlords notice first. Carpet cleaning is the other common add-on: it is offered across our whole Delaware coverage, and doing it while the rooms are empty is quicker and cheaper than working around furniture. Pet hair removal is worth adding if you have a dog or cat; it collects along baseboards, on stairs and in vents.
Wilmington, Newark and Middletown: three kinds of move
Wilmington has older rowhomes and apartment buildings, often with steep stairs, radiators and a basement laundry. Expect time on stairs, sills and the kitchen. Newark is shaped by the University of Delaware: many rentals are shared houses and apartments where leases end together in late spring and summer, kitchens and shared bathrooms take the most work, and the busiest days book up early. Middletown and Townsend are full of newer homes, larger and with more bathrooms, where the time goes on square footage, glass and the garage rather than on grime.
What a Delaware landlord looks at
Delaware landlords must send an itemized list of any damages within 20 days of the lease ending, so they look closely. Our move-out checklist covers what they check:
- Kitchen: inside the oven, fridge, microwave and cabinets, range hood degreased, sink and counters
- Bathrooms: tub, shower and tile descaled, mildew removed from grout and caulk, fixtures polished
- Vents, ceiling fans, baseboards, doors, frames and switches
- Window tracks and sliding-door tracks cleared of grit
- Closets, shelves and drawers wiped inside
- Basement, laundry room and garage swept if included in the lease
- Floors vacuumed and mopped throughout

Pets and move-out cleaning
Pets add time to any clean. Hair settles along baseboards, on stairs and in vents, and litter areas and crates leave marks on floors. If you have a dog or cat, add pet hair removal and carpet extraction to the quote so the price covers it from the start, and mention any accidents on carpet so the team brings the right treatment.
Is a professional clean worth it?
Do the deposit math before you decide. In Delaware a deposit can be up to a month’s rent for a lease of a year or more, and a landlord who finds a dirty oven, a mildewed shower and dusty vents can list each one with an estimated cost. A move-out clean costs a fraction of most deposits, comes with a checklist built around what landlords inspect, and, with us, a promise to come back within 36 hours if anything was missed. If you have the time and the energy after moving, you can clean yourself; use our checklist and give the kitchen and bathrooms the most attention. If you are short of either, booking the clean is usually the cheaper option.
What a move-out clean doesn’t cover
A move-out clean is a thorough clean of an empty home. It isn’t painting, patching nail holes, repairs, pest treatment or hauling away furniture and trash. If a lot of belongings are still in the home, or rooms need clearing before they can be cleaned, that is a heavy-duty clean-up instead. Tell us what to expect when you ask for a quote and we will say which service fits before anything is booked.
Moving within Delaware? Clean both ends
Many people moving between Wilmington, Newark and Middletown book a move-out clean at the old home and a move-in clean at the new one, from $180. The move-in clean sanitizes kitchens and bathrooms and wipes every cabinet, closet and drawer while they are empty, and in a new build it clears the drywall dust the builder’s clean leaves behind. Take dated photos of the new home before the clean; they are your record for the next move-out.
How to compare cleaning quotes
- Ask whether the price is fixed or hourly, and what happens if the job takes longer
- Check what is included: inside appliances, cabinets, walls and baseboards are often extras
- Ask if supplies and equipment are included
- Ask what happens if the landlord finds something missed; we come back within 36 hours to put it right
- Get the price in writing before you book
When to book
Lease ends cluster at the end of the month and, in Newark, at the end of the spring semester and through the summer. Book one to two weeks ahead for those dates. Schedule the clean after the movers have taken the last box and before the walk-through, and leave a little slack in winter, when snow and ice can move arrival times.
How to keep the price down
- Empty the home completely, including closets, the basement and the garage
- Defrost and empty the fridge the day before
- Send photos with your quote request so the price is confirmed first
- Combine move-out and carpet cleaning in one visit
- Tell us about problem areas in advance: heavy grease, pet hair, mildew or a lot of left-behind items
