Across 12 Illinois move-in and move-out cleans we completed between January and October 2026, the median job total was $474, add-ons included. 6 of them were in the city of Chicago, mostly apartments and condos in walk-ups, courtyard buildings and high-rises; the rest were in the suburbs. This guide shows what Chicago-area renters and owners actually paid, the extras that move the price, what Illinois landlords look at, and how to book a clean that protects your deposit.
What move-out cleaning costs in Chicago
Our move-out cleaning starts at $190 for a small apartment. Real totals depend on bedrooms and bathrooms, the condition of the home and the extras you add. These are the totals Illinois customers paid, by home size:
| Home size | Median paid | Range paid | Jobs |
|---|---|---|---|
| 1 bedroom | $390 | $165–$469 | 4 |
| 2 bedrooms | $418 | $355–$596 | 4 |
A 1-bedroom came to a median of $390 and a 2-bedroom to $418. The gap between a studio and a two-bedroom is smaller than people expect, because the biggest swing in price comes from extras rather than square footage. A one-bedroom with a greasy oven, a full fridge and marked walls can cost more than a tidy two-bedroom. Your own price is always confirmed in writing before you book, and it does not change on the day unless you add work.
What the base price includes
Every move-out clean covers the whole home to the same checklist, so you are not paying extra for the basics. Kitchens get counters, sink, the outside of appliances, cabinet fronts and the inside of empty cabinets and drawers. Bathrooms get the tub or shower, tile, toilet, vanity, mirror and fixtures. Every room gets dusting from the top down, light switches and door handles wiped, baseboards wiped, closets cleared and floors vacuumed and mopped. The team brings its own supplies and equipment, including the vacuum and mop, so you can pack yours.
What is priced separately is anything that takes real extra time: the inside of the oven and fridge, walls and ceilings, carpet extraction, exterior windows, a basement or garage, and very heavy grease or pet hair. Choosing them at booking means the team plans the time for them.
The extras Illinois movers add most
Out of 12 Illinois move jobs, 9 added walls and ceilings dusted and wiped and 8 added appliances cleaned inside and out. 3 added deep carpet cleaning, and a few added exterior windows or vents. Those are the areas a landlord notices first at the walk-through, so it usually makes sense to include them from the start rather than pay for a second visit.
- Inside the oven and fridge: the most common reason for a cleaning deduction in any rental
- Walls and ceilings: scuffs by doors and light switches, cooking film in kitchens, dust on top of door frames
- Carpet: worth adding when carpets show traffic lanes or salt residue by the entry
- Windows and vents: registers, return grilles and window tracks collect a winter’s worth of dust
Move-out clean or deep clean?
A move-out clean is a deep clean of an empty home: every cabinet, drawer and closet is open and reachable, so the team can work faster. A deep clean of a lived-in home takes longer around furniture and belongings. Across 7 Illinois deep cleans the median job total was $591, add-ons included, higher than a typical move clean because most were larger furnished homes in the suburbs. If you search for “deep cleaning cost in Chicago”, that is the number to compare.
How your building changes the job
Chicago’s housing stock is unusual, and it affects how long a clean takes:
- Walk-ups, two-flats and three-flats: no elevator, so equipment goes up the stairs; back porches and rear stairs are often part of the unit
- Courtyard buildings and vintage apartments: radiators, plaster walls, original hardwood and small kitchens with older gas ranges
- High-rise condos: building rules may require a certificate of insurance, a freight-elevator booking and a set window for service
- Suburban houses: basements, garages and more bathrooms; the basement is often what turns a half-day job into a full day
Tell us about parking, loading zones and elevator rules when you book, so the team arrives prepared and the time is spent cleaning. In the city, a permit-parking street or a narrow alley can add time to unloading equipment, and a high-rise freight elevator often has to be reserved days ahead; both are easy to plan for when we know in advance.
What Illinois landlords check at move-out
Illinois law lets a landlord deduct the cost of repairing damage beyond normal wear and tear, and a landlord who keeps any of the deposit must itemize the deduction within 30 days. In practice, the cleaning issues that turn into deductions are the same in most Chicago-area rentals:
- Kitchen: inside the oven, broiler drawer, fridge, freezer and microwave, range hood degreased, cabinets wiped inside
- Bathrooms: tub, tile and grout, toilet base, vanity and mirror, scale on fixtures
- Radiators and registers dusted, baseboards and door frames wiped
- Window tracks and sills cleared of grit and dead insects
- Entry floors and closets cleared of salt residue
- Back porch, storage cage or basement storage swept out

When to book
Illinois move cleans cluster in spring: 11 of our 12 Illinois move jobs fell between March and May. Summer is the busiest moving season in Chicago overall, so book one to two weeks ahead from April to September. Schedule the clean after the movers leave and before the walk-through, and leave a day of slack if the move might run late. In winter, allow for snow and expect the team to put down mats so salt is not tracked back in.
How to keep the price down
- Empty the home completely before the cleaners arrive, including the back porch, storage cage and basement shelves
- Defrost and empty the fridge and freezer the day before
- Send photos with the quote request so the price is confirmed first
- Combine move-out and carpet cleaning in one visit rather than booking twice
- Point out problem areas in advance: heavy grease, pet hair or a neglected bathroom
- Book the slot you need early in peak season, when same-day availability is thin
Moving in the Quad Cities?
We also cover the Illinois side of the Quad Cities, including Rock Island, Moline and East Moline, with the same checklist and published starting prices. Houses there are more often older single-family homes with basements, so the basement and the stairs are worth mentioning when you ask for a quote.
