Across 4 Arkansas move-in and move-out cleans we completed in 2026, the median job total was $549, add-ons included. That is a small number of jobs, so this guide is careful with it: it shows what Arkansas customers actually paid, explains why totals vary, sets out the published starting prices that apply across the Little Rock area, and covers what central Arkansas landlords check and how to keep the price down.
What Arkansas move-out cleans have cost
Move-out cleaning starts at $190 for a small apartment. Real totals depend on bedrooms and bathrooms, the condition of the home and the extras you add. 3 of our 4 Arkansas move cleans were 3-bedroom homes:
| Home size | Median paid | Range paid | Jobs |
|---|---|---|---|
| 3 bedrooms | $507 | $353–$668 | 3 |
The figures are Arkansas-wide and include jobs outside the Little Rock area, which we don’t cover today, so read them as a guide to how a price is built rather than a local average. Even among 3-bedroom homes, totals ran from $353 to $668. The difference came from bathrooms and extras: a 3-bedroom, 3-bath home with appliances cleaned inside and the laundry and utility rooms added costs more than a 3-bedroom, 2-bath home with fewer extras. Your own price is always confirmed in writing before you book.

What is included, and what is extra
Every move-out clean includes the kitchen inside and out, with cabinets and drawers wiped inside, bathrooms descaled and sanitized, baseboards, doors, frames and switches wiped, window sills and tracks, closets and shelves, and floors vacuumed and mopped throughout. The extras are the jobs that take real time and that not every home needs:
| Extra | Worth adding when |
|---|---|
| Inside oven and fridge | Almost always; landlords open them first |
| Walls and ceilings wiped | Marks, scuffs or smoke film on walls |
| Carpet cleaning | The lease asks for it, or there are pet or red clay stains |
| Laundry and utility room | Lint, dust or mildew behind the machines |
| Garage and porch | The lease includes them, or pollen and leaves have piled up |
| Exterior windows | After pine pollen season |
The extras Arkansas movers add
Out of 4 Arkansas move jobs, 2 added appliances cleaned inside and out and 1 added deep carpet cleaning. Others added walls wiped, furniture dusted, the garage, the laundry room or a utility room. Appliances are the extra most worth booking from the start, because the oven and fridge are the first things a landlord opens. Walls and switch plates come next, because marks show clearly in move-out photos.
What central Arkansas landlords check
Arkansas landlords inspect the kitchen and bathrooms first, then the things that build up in a humid, pollen-heavy climate. Our checklist covers:
- Kitchen: inside the oven, fridge, microwave and cabinets, range hood degreased, sink and counters
- Bathrooms: tubs, showers and glass, grout and caulk cleared of mildew, toilets and vanities sanitized
- Window sills, tracks and screens, where yellow pine pollen collects
- Ceiling fans, vents and returns, baseboards, doors, frames and switches
- Closets, shelves and drawers wiped inside
- Floors vacuumed and mopped; garage and porch swept on request

Older homes, newer builds
Little Rock’s older neighborhoods have houses with wood floors, plaster walls, built-ins and a crawl space underneath, which reward a gentle approach and take more detail work. Newer brick homes in Bryant, Benton, Maumelle, Conway and Cabot are usually larger and built on a slab, with more bathrooms and a garage. Prices are the same; the time each home takes is what changes the total.
Mildew: the move-out problem to tackle early
In a humid climate, the bathroom is where a move-out clean is won or lost. Black specks in grout lines, a pink or gray film along the bottom of the shower, mildew on caulk and a musty smell under the sink all show up clearly in a landlord’s photos. Light mildew comes off with a mildew remover, a stiff brush and a rinse, but it takes time, so it is worth treating in the weeks before you move rather than on the last day. Keep the air conditioning on until the clean is finished, run the bathroom fans, and leave closet and cabinet doors open so the empty home stays dry. Caulk that stays black after cleaning usually needs replacing, which is a repair for the landlord to decide on rather than a cleaning job.
When to book
Leases in central Arkansas turn over all year, with busier weeks in late spring and summer, around the end of the semester near the Conway campuses in May, and around reassignment dates at Little Rock Air Force Base in Jacksonville. Book one to two weeks ahead in those periods, and schedule the clean after the movers leave and before the walk-through. In pine pollen season, from late winter into spring, ask for sills, tracks and screens to be done last so the yellow film isn’t back by inspection day.
How to keep the price down
- Empty the home completely, including the garage, porch and storage
- Defrost and empty the fridge and freezer the day before
- Send photos with the quote request so the price is confirmed first
- Book carpet cleaning in the same visit, while rooms are empty
- Point out problem areas in advance: heavy grease, mildew or pet hair
Moving in at the same time?
A move-in clean starts at $180 and uses the same checklist on the new home before your boxes arrive, when every cabinet, closet and drawer is empty and easy to reach. Take your own dated photos of the new place first, so your record shows the condition you were handed. Many customers book the two on back-to-back days.
