What affects the price in Eugene and Springfield
- Size and bathrooms. Each bathroom adds shower, toilet, vanity and floor work, and older homes often have small bathrooms with a lot of caulk and grout.
- Condition. A home kept clean during the lease takes far less time than one where grease, mildew or pet hair has built up.
- Wet-season mud. Homes vacated between October and May often need extra floor and entry work.
- Mildew on windows. Condensation leaves black spots on window frames, sills and tracks, which take time to clear.
- Extras. Appliances inside, walls and carpets add the most. Choose the ones your landlord will check.
| Extra | Published price | Why it matters at move-out |
|---|---|---|
| Inside oven | $60–$90 | Baked-on grease is a common deduction |
| Inside fridge or freezer | $60–$90 | A switched-off fridge in a damp home grows mold |
| Dishwasher | $40–$60 | Filters and door seals hold food and odor |
| Carpet, per room | $45–$70 | Mud and pet hair; check your lease first (see below) |
Do you need carpet cleaning at move-out?
Oregon is unusual here. Under ORS 90.300, a landlord can deduct carpet cleaning from your deposit only if three things are true: the cleaning uses a machine designed for cleaning carpets, the carpet was cleaned or replaced before you moved in, and your written lease says carpet cleaning can be deducted whether or not you clean it yourself. If your lease includes that clause, paying for carpet cleaning yourself may not save you anything. If it does not, a clean carpet still helps show the home was left in good condition. Read the lease before you book, and see our Oregon deposit guide for the details.
What Oregon landlords check
- Kitchen: inside the oven, fridge, microwave and cabinets, range hood degreased, sink and counters
- Bathrooms: mildew on caulk and grout, soap scum on tubs and glass, toilets and vanities sanitized
- Window frames, sills and tracks: condensation mildew and dust
- Baseboards, doors, frames, switches and blinds
- Closets, shelves and drawers wiped inside
- Floors vacuumed and mopped, entries free of mud and grit

Student rentals and timing
Eugene’s rental market follows the University of Oregon calendar. Leases around campus often end in June, and new tenants move in from late August into September. Cleaning teams are busiest in those weeks, so book one to two weeks ahead and schedule the clean for the day after the movers. Shared student houses usually need more kitchen and bathroom time than a family home of the same size; agree as housemates who books and pays before the last week.
Move-out, move-in or deep clean
Move-out cleaning is for the home you are leaving and is planned around the landlord’s inspection. Move-in cleaning, from $180, is for the home you are entering, before your boxes block the shelves. Deep cleaning, from $200, is for a lived-in home that needs a reset with the furniture in place, for example before listing photos or after the wet season.
How a quote is built
We ask for bedrooms, bathrooms, the type of home, its condition and the extras you want, plus photos if you have them. That gives a written price before anything is booked. If the home turns out to need much more than the quote described, the team calls before doing extra work, and nothing is added without your agreement. If anything on the checklist is missed, tell us within 36 hours and we come back to put it right.
What the base clean includes
Every move-out clean includes kitchens and bathrooms top to bottom, dusting of every reachable surface, baseboards, doors and switches, mirrors and interior glass, window sills, and all floors vacuumed and mopped. Supplies and equipment come with the team. Inside the oven and fridge, walls, carpets and exterior windows are the extras that change the price.
Landlords and property managers between tenants
Landlords in Eugene and Springfield often book a move-out clean the day after a tenant leaves and before photos for the next listing. If your lease includes Oregon’s carpet-cleaning clause, carpet cleaning can be added to the same visit while rooms are empty. Ask us for a written invoice; Oregon requires the deposit accounting to state the specific basis for each deduction, and a dated invoice helps.
If you are moving in, not out
A move-in clean, from $180, sanitizes the kitchen and bathrooms and wipes every shelf before your boxes block them. Take dated photos before the clean so your record shows the condition you were handed, and ask when the carpet was last cleaned.
How to keep the price down
- Empty the home completely, including closets, garage, shed and porch
- Defrost and empty the fridge the day before, and leave the heat on low so the home stays dry
- Send photos with the quote request so the price is confirmed first
- Put down mats and keep muddy boots out once the home is clean
- Tell us about stairs, extra fridges and basements up front
