Oregon splits cleanly into a wet west and a dry high desert east, and homes on either side of the Cascades need different work at the same price. Our rates are national and flat: $120-$430 for a standard visit by size, with deep and move-out cleans above. This guide covers the rate card, the moisture and wood-heat realities behind Oregon quotes, the state's tiered minimum wage, and the 31-day deposit rule.
House cleaning prices in Oregon in 2026
These are our published flat rates per visit. Hello Cleaners prices nationally rather than by state or city, so the table below is what a Oregon household pays wherever they live, and the spread inside each cell reflects bathrooms, condition and access rather than ZIP code.
| Home size | Standard clean | Deep clean | Move-out clean |
|---|---|---|---|
| Studio | $120-$170 | $160-$220 | $190-$260 |
| 1 bedroom | $140-$200 | $180-$260 | $210-$320 |
| 2 bedrooms | $170-$255 | $220-$330 | $260-$380 |
| 3 bedrooms | $220-$330 | $280-$420 | $320-$480 |
| 4+ bedrooms | $275-$430 | $350-$550 | $400-$600 |
Recurring visits reduce the per-visit price: weekly and bi-weekly schedules are discounted against the one-off rate because the home never returns to a full-scrub state between visits. Add-ons such as inside-oven, inside-fridge and interior windows are priced separately and are the most common reason a first quote sits above what someone expected.
Nine months of rain, or none: Oregon's two cleaning climates
West of the Cascades, the story is moisture. Eight to nine months of rain keeps bathrooms, laundry rooms and north-facing bedrooms slow to dry, and mildew on window frames, silicone and grout is the single most common thing our Portland and Willamette Valley teams treat. Mud and wet leaves come in on boots from October through May, and homes with mature tree cover pick up moss on thresholds and porch entries. East of the mountains, around Bend and the high desert, it flips to dust, wood-stove ash and pollen, with a wildfire smoke season in late summer that puts a fine film on every interior surface and forces air filtration to run for weeks. Both halves benefit from the same thing: ventilation attention as part of a routine visit rather than a heroic annual scrub.
How the big Oregon markets compare
Pricing is national and identical across Oregon. The difference between metros is the nature of the work and how far a team drives to reach you.
| Market | What is different about the work |
|---|---|
| Portland metro | The densest coverage and the most recurring bi-weekly work. Older Craftsman and mid-century stock with wood floors, single-pane windows and basements that hold winter damp. |
| Salem and the Willamette Valley | Long wet season, heavy pollen in spring, and more family homes with mudrooms; mildew treatment on frames and grout is routine rather than exceptional. |
| Bend and Central Oregon | High-desert dust, wood-stove ash and a late-summer smoke season, plus significant vacation-rental turnover through winter sports and summer months. |
What affects your price in Oregon
Two Oregon homes of identical size can need very different hours. These are the reasons.
- Mildew on window frames, silicone and grout in western Oregon, which needs dwell time rather than force.
- Wet-season mud, leaves and moss on entries, thresholds and porch doors.
- Wood stoves and fireplaces east of the Cascades, where ash spreads far beyond the hearth.
- Wildfire smoke film on interior surfaces and filters in late summer.
- Older Portland housing with unfinished basements, single-pane windows and original wood floors.
Minimum wage and what it does to Oregon cleaning rates
Oregon runs a three-tier minimum wage rather than one number: the Portland metro tier is the highest, a standard tier covers most counties, and a lower non-urban tier applies to rural eastern and coastal counties, currently spanning roughly $14.05 to $16.30 an hour. It is the only tiered structure among the states we serve, and it explains why independent quotes inside Portland come in visibly above ones from an hour east. Our flat national rate does not tier. If you are comparing local operators across a tier boundary, compare what is included rather than the hourly figure, because the hourly figure is partly just geography.
Deposits and move-out cleaning in Oregon
An Oregon landlord has 31 days after the tenancy ends and possession is delivered to give a written accounting of any claim against the deposit, and must return anything not claimed inside that same 31 days. That deadline is set by ORS 90.300, and it is worth knowing before you decide how much to spend on a move-out clean: a documented professional clean with dated photographs is the cheapest available answer to an itemized deduction. Our room-by-room move-out cleaning checklist covers what an inspector actually opens.
Work out your own number
The calculator on this page prices your exact home: size, bathrooms, service type, frequency and add-ons, with the arithmetic shown rather than hidden. Use it for a realistic band, then request a quote to have it confirmed against your address and access.
