Virginia stretches from Washington commuter suburbs to Tidewater waterfront to Blue Ridge mountain counties, and cleaning demand looks different in each. The price does not: standard visits run $120-$430 by home size, with deep and move-out cleans above. This guide sets out the rate card, the Virginia specifics that change how long a job takes, the state's $12.77 wage floor, and the 45-day deposit rule.
House cleaning prices in Virginia in 2026
These are our published flat rates per visit. Hello Cleaners prices nationally rather than by state or city, so the table below is what a Virginia household pays wherever they live, and the spread inside each cell reflects bathrooms, condition and access rather than ZIP code.
| Home size | Standard clean | Deep clean | Move-out clean |
|---|---|---|---|
| Studio | $120-$170 | $160-$220 | $190-$260 |
| 1 bedroom | $140-$200 | $180-$260 | $210-$320 |
| 2 bedrooms | $170-$255 | $220-$330 | $260-$380 |
| 3 bedrooms | $220-$330 | $280-$420 | $320-$480 |
| 4+ bedrooms | $275-$430 | $350-$550 | $400-$600 |
Recurring visits reduce the per-visit price: weekly and bi-weekly schedules are discounted against the one-off rate because the home never returns to a full-scrub state between visits. Add-ons such as inside-oven, inside-fridge and interior windows are priced separately and are the most common reason a first quote sits above what someone expected.
Humidity, pollen and Tidewater salt: Virginia's cleaning seasons
Virginia's humid subtropical climate gives long, sticky summers and short mild winters, which shifts the whole cleaning problem toward moisture and biology rather than grit. Bathrooms and basements across Northern Virginia hold damp from June to September, and mildew is the routine treatment rather than the exception. Spring pollen in the Piedmont is heavy enough to visibly yellow porches and sills for weeks. On the coast, Norfolk, Virginia Beach and the Eastern Shore add salt air that films glass and screens and needs rinsing, plus sand at every entry through summer. In the Blue Ridge counties, wood heat and unpaved drives put ash and dust into homes that otherwise stay clean. A Virginia year works best as a deep clean after pollen drops, humidity-focused maintenance through summer, and vents checked before heating starts.
How the big Virginia markets compare
Our rate card is national, so a Fairfax quote and a Roanoke quote match for the same home. Virginia regions differ in housing and scheduling instead.
| Market | What is different about the work |
|---|---|
| Northern Virginia (Fairfax, Arlington, Loudoun) | The busiest slots in the state: large newer homes, multiple bathrooms, finished basements and steady bi-weekly recurring demand. Book ahead. |
| Richmond and central Virginia | A wide mix of historic Fan District housing and newer suburbs, so condition and woodwork drive the job more than square footage does. |
| Hampton Roads (Norfolk, Virginia Beach, Chesapeake) | Coastal salt and sand, plus military relocation cycles that generate steady move-in and move-out work year round. |
What affects your price in Virginia
These are the Virginia specifics that move a quote inside its band.
- Full bathroom count, which drives more of the price here than bedroom count.
- Finished basements, near-standard in Northern Virginia builds.
- Summer humidity and mildew on grout, silicone and basement walls.
- Coastal salt film and sand in Hampton Roads entries and screens.
- Military relocation timing, which concentrates move-out demand around PCS season.
Minimum wage and what it does to Virginia cleaning rates
Virginia's minimum wage rose to $12.77 an hour in January 2026 under the state's indexed schedule. It is a middling floor nationally, but Northern Virginia's cost of living means the effective market rate there sits far above it, closer to what neighboring Maryland and the District pay. That regional split inside one state is why comparing independent quotes between Arlington and Danville tells you very little. Our flat national rate removes the variable. If you are comparing locally, check insurance and whether the same crew returns, because in a relocation-heavy market provider turnover is high.
Deposits and move-out cleaning in Virginia
A Virginia landlord must return the deposit within 45 days of the end of the tenancy, with an itemization of any deductions. Deposits are capped at two months' rent, and any deduction made more than 30 days before termination has to be notified to the tenant in writing. That deadline is set by Virginia Code 55.1-1226, and it is worth knowing before you decide how much to spend on a move-out clean: a documented professional clean with dated photographs is the cheapest available answer to an itemized deduction. Our room-by-room move-out cleaning checklist covers what an inspector actually opens.
Work out your own number
The calculator on this page prices your exact home: size, bathrooms, service type, frequency and add-ons, with the arithmetic shown rather than hidden. Use it for a realistic band, then request a quote to have it confirmed against your address and access.
