Across 17 Michigan move-in and move-out cleans we completed between January and October 2026, the median job total was $620, add-ons included. 12 of them were homes with three or more bedrooms, which is typical of Michigan: most of our move work is family houses with a basement, not small apartments. This guide shows what Michigan customers actually paid by home size, the extras that change the price, what landlords around Grand Rapids, Flint and northern Oakland County check, and when to book.
What move-out cleaning costs in Michigan
Our move-out cleaning starts at $190 for a small apartment. Real totals depend on bedrooms and bathrooms, the condition of the home, the basement and the extras you add. These are the totals Michigan customers paid, by home size:
| Home size | Median paid | Range paid | Jobs |
|---|---|---|---|
| 2 bedrooms | $561 | $296–$700 | 4 |
| 3 bedrooms | $587 | $294–$700 | 9 |
| 4 bedrooms | $683 | $620–$1,056 | 3 |
The figures are Michigan-wide, so they include a few jobs outside the areas we cover today. A 2-bedroom came to a median of $561 and a 3-bedroom to $587. The spread inside each size is wide because two homes with the same bedroom count can differ a lot: a finished basement, a second kitchen, three bathrooms or a winter of salt on the floors all add time. Your own price is always confirmed in writing before you book.
The extras Michigan movers add most
Out of 17 Michigan move jobs, 14 added appliances cleaned inside and out and 13 added walls and ceilings wiped. 5 added deep carpet cleaning and 3 added exterior windows. Several also booked the basement, laundry room, a rec room or a den as extra rooms.
Appliances and walls are the two extras worth booking from the start. Landlords open the oven and fridge first, and smudges on walls, switch plates and door frames show up clearly in move-out photos. Carpet cleaning can be added in the Flint, northern Oakland County and Livingston County areas; it is not offered in the Grand Rapids area, so plan a separate carpet service there if your lease requires one.
Moving into a new place at the same time? A move-in clean uses the same checklist on the empty home before your boxes arrive, with the inside of every cabinet, closet and drawer wiped while they are easy to reach. Many Michigan customers book both on back-to-back days.
What Michigan landlords check at move-out
Michigan landlords compare the home with the inventory checklist you filled in when you moved in. Beyond the kitchen and bathrooms, they look at the places Michigan homes collect dirt: the basement, the furnace and laundry area, window wells, and the white salt film near every door. Our checklist covers:
- Kitchen: inside the oven, fridge, microwave and cabinets, range hood degreased, sink and counters
- Bathrooms: tubs, showers and glass descaled, toilets, vanities and mirrors
- Entries and mudroom: salt film and grit removed from floors, mats lifted and floors washed underneath
- Basement and laundry room: floors swept and mopped, washer and dryer wiped, shelves dusted
- Vents, returns, baseboards, doors, frames and switches
- Window sills and tracks, closets, shelves and drawers inside
- Floors vacuumed and mopped throughout

Grand Rapids, Flint and Oakland County
We clean in two parts of Michigan. In the west, our coverage takes in Grand Rapids, Wyoming, Grandville, Caledonia, Byron Center, Rockford, Ada, and Ottawa County towns such as Hudsonville, Jenison, Allendale and Grand Haven. In the east, it covers Flint and Genesee County, northern Oakland County from Pontiac and Rochester to Lake Orion and Clarkston, Livingston County around Brighton and Howell, and Lapeer.
Prices are the same everywhere we work. What differs is the housing: west Michigan has many newer builds with large finished basements, while Flint and the older parts of Pontiac and Grand Rapids have older houses where radiators, plaster walls and narrow basement stairs take more time.
How a Michigan move-out clean is priced
Every quote starts from the published starting price and is built up from the home itself. These are the things that move a Michigan price most:
| Factor | Why it matters |
|---|---|
| Bedrooms and bathrooms | The base of every quote; each extra bathroom adds scrubbing and descaling time |
| Basement | A finished basement with a rec room, bar or bathroom is cleaned like another floor |
| Inside appliances | Oven, fridge, freezer, washer and dryer cleaned inside and out |
| Walls and ceilings | Wiped room by room, the extra that shows most in landlord photos |
| Condition | Heavy grease, pet hair, salt crust or years without a deep clean add time |
| Garage and storage | Swept and cleared on request |
Send a few photos with your quote request, especially of the kitchen, bathrooms and basement, and we confirm the price before anything is booked. If the home turns out very different from the photos, we talk to you before the team does extra work.
Moving out in a Michigan winter
Winter moves bring their own problems. Movers track salt and slush through every room, the driveway may need clearing before a team can park, and a cold, empty house takes longer to dry after floors are mopped. Ask the landlord to keep the heat on until the clean is finished, clear a path from the driveway, and plan the clean for the day after the movers rather than the same afternoon. We finish the entries last, so the white salt film is gone when the landlord walks in.
Renters, sellers and landlords
Most of our Michigan move cleans are booked by renters protecting a deposit, but sellers and landlords book them too. Sellers who have already moved out often combine the move-out clean with a pre-sale clean before listing photos, so the empty home looks its best. Landlords book a turnover clean between tenants, often with walls, appliances and the basement included, so the next walk-through starts from a clean, documented home. The checklist is the same; only the extras change.
When to book
13 of our 17 Michigan move cleans fell in April and May, when leases turn over and homes go on the market after the snow. Book one to two weeks ahead in spring, and schedule the clean after the movers leave and before the walk-through. Winter moves are quieter but slower: allow for snow, and ask for the entries to be done last so salt is not tracked back in.
How to keep the price down
- Empty the home completely, including the basement, garage and storage areas
- Defrost and empty the fridge and freezer the day before
- Send photos with the quote request so the price is confirmed first
- Tell us about a finished basement, rec room or extra kitchen in advance
- Point out problem areas: heavy grease, pet hair, salt stains or a damp basement
