Across 30 California move-in and move-out cleans we completed between January and October 2026, the median job total was $477, add-ons included. 8 of them were in the city of Los Angeles, and most were apartments and condos rather than large houses. This guide shows what renters in Los Angeles and Orange County actually paid by home size, the extras that change the price, what California landlords check, and when to book.

What move-out cleaning costs in Los Angeles and Orange County

Our move-out cleaning starts at $190 for a small apartment. Real totals depend on bedrooms and bathrooms, the condition of the home and the extras you add. These are the totals California customers paid, by home size:

California move-in and move-out cleaning, completed jobs, January–October 2026, add-ons included
Home sizeMedian paidRange paidJobs
Studio$318$220–$4704
1 bedroom$285$207–$3656
2 bedrooms$549$484–$6626
3 bedrooms$555$403–$9008
4 bedrooms$657$537–$1,0763

Studios and one-bedrooms usually come in under $350. The jump at two bedrooms comes from extras rather than size alone: a second bathroom, appliances cleaned inside and walls wiped add up quickly. Your own price is always confirmed in writing before you book.

The extras California movers add most

Out of 30 California move jobs, 16 added appliances cleaned inside and out and 16 added walls and ceilings wiped. 9 added deep carpet cleaning and 9 added exterior windows. Those are also the areas a landlord’s move-out photos show most clearly, so they are worth including from the start.

What California landlords check at move-out

Since 2025, California landlords must photograph a unit when a tenancy ends, before and after any repairs or cleaning, and they can only charge for cleaning that brings it back to the level it had at move-in. Hard water is the problem most specific to California: white scale on shower glass, tile, faucets and inside kettles and dishwashers. Our checklist covers:

  • Kitchen: inside the oven, fridge, microwave and cabinets, range hood degreased, sink and counters
  • Bathrooms: shower glass and tile descaled, faucets and fixtures polished, toilets and vanities sanitized
  • Window tracks and sliding-door tracks cleared of dust and grit
  • Baseboards, doors, frames and switches
  • Closets, shelves and drawers wiped inside
  • Floors vacuumed and mopped, balconies and patios swept

When to book

California leases turn over all year, but 16 of our 30 California move cleans fell in March and April, with a smaller peak in September. Book one to two weeks ahead in spring, and schedule the clean after the movers leave and before the walk-through.

How to keep the price down

  • Empty the home completely before the cleaners arrive
  • Defrost and empty the fridge the day before
  • Send photos with the quote request so the price is confirmed first
  • Combine move-out and carpet cleaning in one visit (not yet offered in the Sacramento area)
  • Point out problem areas in advance: heavy grease, hard-water scale or pet hair
