Across 51 Florida move-in and move-out cleans we completed between January and October 2026, the median job total was $540, add-ons included. A typical 3-bedroom came to $550, and the most common extras were appliances cleaned inside and out and walls wiped down. Here is what Orlando, Tampa and Jacksonville renters and landlords actually paid, what Florida inspections look for, and the deposit rules that decide whether you get your money back.
What move-out cleaning costs in Florida
Our move-out cleaning starts at $190 for a small apartment. Real totals depend on the number of bedrooms and bathrooms, the condition of the home and the extras you add. These are the totals Florida customers paid, by home size:
| Home size | Median paid | Range paid | Jobs |
|---|---|---|---|
| 1 bedroom | $278 | $185–$350 | 6 |
| 2 bedrooms | $445 | $324–$955 | 7 |
| 3 bedrooms | $550 | $239–$1,375 | 20 |
| 4 bedrooms | $730 | $480–$998 | 10 |
| 5+ bedrooms | $793 | $630–$1,130 | 5 |
Orlando (8 jobs), Tampa (6) and Jacksonville (4) booked the most move cleans, followed by Ocala, Clermont and Middleburg. The wide ranges come from add-ons: a home that needs carpets extracted, walls washed and every appliance cleaned inside costs far more than an empty apartment that only needs the standard checklist.
The extras Florida movers add most
Out of 51 Florida move jobs, 28 added appliances cleaned inside and out and 25 added walls and ceilings wiped. Deep carpet cleaning was added 15 times, pet hair removal 8 times and exterior windows 8 times. Those are the same items Florida landlords photograph first at the walk-through: the oven, the fridge, scuffed walls and carpets.
What Florida landlords check at move-out
A Florida rental fails inspection for different reasons than a home up north. Humidity is the big one: mildew grows on shower grout, caulk and bathroom ceilings, and AC vents and returns collect dust and dark spots. Near the coast, salt air leaves a film on sliding doors, windows and fixtures, and sand collects in door tracks and carpets. Our move-out cleaning checklist covers:
- Kitchen: inside the oven, fridge, microwave and cabinets, degreased range hood, sink and counters
- Bathrooms: descaled showers and glass, mildew removed from grout and caulk, toilets and vanities sanitized
- AC vents, returns and ceiling fans dusted and wiped
- Sliding doors, window tracks and sills cleared of sand and salt film
- Baseboards, doors, switches and floors, with carpets vacuumed or extracted
Florida deposit rules in plain English
Under Florida law (§ 83.49, Florida Statutes), a landlord who keeps nothing must return your deposit within 15 days of move-out. To keep part of it, the landlord must send a written notice by certified mail within 30 days, saying how much and why, and you have 15 days to object in writing. Cleaning needed to bring the home back to its move-in condition can be deducted; normal wear and tear cannot. Our Florida tenant move-out rights guide explains the whole process. This is general information, not legal advice.
When to book a Florida move-out clean
Florida leases turn over all year, but summer is the peak: 25 of our 51 Florida move jobs were in June, July and August. Book the clean for the day after the movers leave and before the final walk-through, take dated photos of every room when the team finishes, and keep the receipt. In condos and gated communities, check move-out hours, elevator bookings and gate access before you book.
Move-out cleaning versus a regular clean
A regular clean keeps a lived-in home tidy: surfaces, bathrooms, kitchen counters and floors. A move-out clean is built for an empty home and an inspection, so it goes inside every cabinet, drawer and closet, inside the oven and fridge, along baseboards and door frames, into window tracks and onto the tops of ceiling fans. That is why it takes longer and costs more than a weekly visit, and why it is worth booking for the day the home is empty rather than the day the boxes are still stacked.
How to prepare so the clean goes further
- Move everything out first, including what is in the garage, on the lanai and in the fridge and freezer
- Switch the fridge off and prop the door open the night before if it needs defrosting
- Leave the AC running and the water and power on; a clean in a hot, humid, dark home takes longer
- Point out stains, pet areas and anything the landlord has already flagged
- Tell us about gate codes, lockboxes and condo move-out hours when you book
Notes for Orlando, Tampa and Jacksonville
Orlando: many renters live in gated apartment communities with set move-out windows and elevator bookings; book early in the month when leases end together. Tampa Bay: older homes in Tampa and St. Petersburg often have tile floors and grout that need extra time, and waterfront homes show more salt film on glass. Jacksonville: moves follow military transfers around NAS Jacksonville and Naval Station Mayport as well as summer lease ends, so short-notice move-outs are common; same-day or next-day cleaning depends on a local team being free.
