Across 14 Tennessee move-in and move-out cleans we completed between January and October 2026, the median job total was $567, add-ons included. Most were family houses rather than small apartments, and many customers added inside appliances and wiped walls to the basic checklist. This guide shows what Tennessee customers actually paid by home size, what pushes a price up or down, what landlords in Chattanooga and Cleveland check, and when to book.

What move-out cleaning costs in Chattanooga

Our move-out cleaning starts at $190 for a small apartment. Real totals depend on bedrooms and bathrooms, the condition of the home and the extras you add. These are the totals Tennessee customers paid, by home size:

Tennessee move-in and move-out cleaning, completed jobs, January–October 2026, add-ons included
Home sizeMedian paidRange paidJobs
3 bedrooms$566$310–$6485
4 bedrooms$720$630–$9083

In plain terms, a 3-bedroom home came to $566 and a 4-bedroom home came to $720. The ranges are wide because the jobs were different: a lightly used rental with clean appliances sits near the bottom, while a larger home with every appliance cleaned inside, walls wiped and carpets extracted sits near the top. These are statewide figures; we don’t publish a separate Chattanooga average because there are not yet enough jobs in the city alone to make one meaningful. Your own price is always confirmed in writing before you book.

What the base price includes

Every move-out clean covers the kitchen inside and out, including cabinets and drawers; bathrooms descaled and sanitized; baseboards, doors, frames and switches wiped; window sills and tracks; and floors vacuumed and mopped throughout. Inside the oven and fridge are added on request, and the price you approve lists every extra before the team is booked.

What changes the price

  • Size: bedrooms, bathrooms and extra rooms such as a bonus room, finished basement, study or sunroom
  • Condition: grease in the kitchen, soap scum and mildew in showers, pet hair, dust on fans and vents
  • Inside appliances: oven, fridge, microwave and dishwasher cleaned inside (appliance cleaning starts from $40)
  • Walls: walls and ceilings dusted and wiped, a common extra in our Tennessee move cleans
  • Carpet: extraction from $45 a room, including stairs and landings, offered across the Chattanooga area
  • Outside: exterior windows, a garage, deck or porch

Empty homes clean faster than furnished ones, so a clean booked after the movers leave usually costs less than one booked while boxes are still in the rooms.

Adding carpet cleaning

Carpet and upholstery work was part of 7 Tennessee jobs so far, most of them alongside a move-out clean. Red clay at the entry, pollen tracked in during spring and pet traffic lanes are the usual problems. Extraction is best done in the same visit, once the furniture has gone and the floors have been vacuumed. Carpet cleaning is offered across the Chattanooga area, Cleveland, the Sequatchie Valley and the plateau, but not in the towns along the Alabama line north of Huntsville.

What Tennessee landlords check at move-out

In counties covered by Tennessee’s landlord-tenant act, including Hamilton and Bradley Counties, deductions are decided at a move-out inspection, and you can ask to be there. The inspection usually focuses on the same places in every home we clean:

  • Kitchen: inside the oven, fridge, freezer, microwave and cabinets; a degreased range hood
  • Bathrooms: soap scum, hard-water marks and mildew on grout and caulk
  • Ceiling fans, vents and return grilles, which collect pollen and dust
  • Baseboards, doors, frames, switches, window sills and tracks
  • Carpets and floors, especially red clay at entrances
  • Basements and lower levels in hillside homes, which collect damp and dust

Chattanooga homes: what to expect

Chattanooga’s housing ranges from craftsman bungalows and older houses in North Shore, St. Elmo and Highland Park to hillside homes with basements on Signal and Lookout Mountain and newer family houses in Ooltewah, Hixson and Cleveland. Older homes have more trim, more windows and original floors, which take longer to detail. Hillside homes often have a lower level that needs its own attention. New builds are quick to clean but show every mark on flat paint, so walls are worth adding.

Cleveland, Ooltewah and the newer suburbs

Cleveland, Ooltewah, Apison and the Hixson area have many newer family homes with open plans, two or more bathrooms, bonus rooms and garages. They are quick to clean, but size adds up: a fourth bedroom, a third bathroom and a bonus room each add time. Builder-grade flat paint marks easily, so walls are worth wiping before a move-out inspection, and garages and back patios are often on the landlord’s list. Ask your property manager for their move-out checklist and send it with the booking so the team follows it point by point.

Moving out with pets

Pets are the most common reason a move-out clean takes longer than expected. Hair works into carpet, vents, baseboards and the tracks of sliding doors, and odors linger in carpet and padding. Add pet hair removal to the booking, vacuum thoroughly before the team arrives if you can, and book carpet extraction in the same visit where it is offered. Clean or replace the HVAC filter so hair isn’t blown back into the clean rooms.

When to book

Our Tennessee jobs peaked in April and July, and 14 of our 19 Tennessee jobs fell between April and July, when leases turn over and families move before the school year. Book one to two weeks ahead in spring and early summer, and schedule the clean after the movers leave and before the inspection. In fall and winter a few days’ notice is usually enough.

Questions to ask any cleaning company

  • Is the price confirmed in writing before the visit, and what would change it?
  • Are the cleaners vetted and insured, and do they bring their own supplies?
  • Is there a written checklist that matches your landlord’s?
  • What happens if the inspection finds something that was missed?
  • Is carpet cleaning offered at your address?

How to keep the price down

  • Empty the home completely before the cleaners arrive, including closets, the basement and the garage
  • Defrost and empty the fridge and freezer the day before
  • Send photos with your quote request so the price can be confirmed first
  • Point out problem areas in advance: heavy grease, mildew, pet hair or red clay stains
  • Combine move-out and carpet cleaning in one visit where it is offered

Move-out clean or deep clean?

A move-out clean is for an empty home and follows the landlord’s inspection list, including inside cabinets and closets. A deep clean is for a lived-in home and reaches baseboards, vents, fans and grout around your furniture. Across 4 Tennessee deep cleans the median job total was $586, add-ons included. If you own the home and are selling after you move out, one move-out clean done before the listing photos usually covers both jobs.
