Carpet Cleaning Cost in 2026: Per Room, Per Square Foot and by Method
Most homes pay a few hundred dollars to have carpets professionally cleaned. Here is how per-room and per-square-foot pricing works, what each method costs, and how often it is worth doing.
- Angi puts the 2026 national average for professional carpet cleaning at $183, with prices of $0.20 to $0.90 per square foot depending on room size, method and carpet material.
- Most companies price by the room or by the square foot; our own carpet cleaning runs $45 to $70 for a typical room and $70 to $120 for a living room.
- Hot water extraction is the deep-cleaning method most carpet manufacturers recommend; low-moisture methods dry faster but are better suited to maintenance between deep cleans.
- In our 2026 records, carpet work was usually booked alongside a full move-out or deep clean, so the $703 median for those jobs reflects whole-home totals, not carpets alone.
- The Carpet and Rug Institute recommends professional deep cleaning every 12 to 18 months and vacuuming at least once a week.
Professional carpet cleaning costs about $183 on average in 2026, according to Angi's cost data, with most companies charging $0.20 to $0.90 per square foot. In practice, a single bedroom usually costs $45 to $70 with us, a living room $70 to $120, and a whole home of carpet a few hundred dollars depending on size, method and how much spot treatment is needed.
This guide breaks down the carpet cleaning cost by room, by square foot and by method, shows what our own customers booked in 2026, and explains how often carpet actually needs a professional clean.
What the industry charges
National cost guides publish wide ranges, because prices vary with the size of the job, the local market and minimum charges. Two of the most widely used:
- Angi's 2026 data, based on more than 49,000 verified projects, puts the national average at $183 and the price per square foot at $0.20 to $0.90.
- HomeAdvisor, using 2025 data, reports that most cleaners charge $0.20 to $0.40 per square foot, while others charge a flat $75 to $125 per room.
By the size of the job, Angi gives these ranges:
| Area cleaned | Typical cost (Angi, 2026) |
|---|---|
| Single room, up to 200 sq ft | $40 to $180 |
| 2 to 3 rooms, 400 to 600 sq ft | $80 to $540 |
| Whole house, 1,000 to 1,500 sq ft | $200 to $1,350 |
| Large home, 2,000+ sq ft | $400 to $1,800+ |
| Stairs | $2 to $5 per step, or $45 to $65 a staircase |
Watch for the extras. Angi notes that some companies apply minimum service fees of $75 to $125 on small jobs, and travel or fuel surcharges of $10 to $40. A low per-room price can turn into a much higher bill if you only need one room cleaned.
Per room vs per square foot
The two pricing models suit different homes.
- Per-room pricing is simple and predictable. It works well for standard bedrooms, but a 400-square-foot great room is not the same job as a 120-square-foot nursery, so most companies, including ours, price larger rooms separately.
- Per-square-foot pricing is fairer for open-plan homes and large rooms, but you need an accurate measurement to compare quotes.
To compare like with like, ask each company what counts as a room, whether hallways, closets and stairs are included, and what the minimum charge is.

What our 2026 jobs show
Between January and October 2026 we completed 376 jobs that included carpet, rug or upholstery items. The median total for those jobs was $703, and the middle half fell between $545 and $958.
That number needs context. Carpet cleaning is rarely booked on its own with us. Bathrooms were cleaned on 346 of those 376 jobs and kitchens on 331, which means most were full move-out, move-in or deep cleans with carpet added. The figures below are whole-job totals, not the cost of carpet cleaning alone.
| Home size | Median job total | Jobs |
|---|---|---|
| 1 bedroom | $490 | 51 |
| 2 bedrooms | $609 | 66 |
| 3 bedrooms | $728 | 120 |
| 4 bedrooms | $914 | 74 |
| 5+ bedrooms | $1,108 | 30 |
What customers had cleaned: deep carpet cleaning of rooms appeared on 297 of the 376 jobs, staircase and landing carpets on 68, and rug cleaning on 52. The pattern is clear. People book carpet cleaning when rooms are empty or about to be, which is when it is easiest and when it matters most for a deposit or a sale.
Hot water extraction vs dry methods
The method matters as much as the price. Hot water extraction, often called steam cleaning, sprays heated water and cleaning solution into the pile and immediately extracts it, along with the loosened soil. Low-moisture or "dry" methods, such as encapsulation and bonnet cleaning, use very little water and rely on a compound or a spinning pad to lift soil from the top of the fibers.
| Method | Per-room cost (Angi, 2026) | Best for | Trade-off |
|---|---|---|---|
| Steam (hot water extraction) | $40 to $90 | Deep cleaning, embedded soil, allergens | Longer drying time, often several hours |
| Dry cleaning (low moisture) | $60 to $130 | Quick turnarounds, moisture-sensitive carpet | Less effective on deep soil |
| Encapsulation | $80 to $200 | Maintenance between deep cleans | Residue must be vacuumed out |
| Bonnet | $30 to $90 | Surface appearance in light traffic | Cleans the top of the pile only |
| Shampoo | $80 to $150 | Heavily soiled synthetic carpet | Can leave sticky residue if not rinsed |
Carpet makers generally favor extraction for deep cleaning. Shaw, one of the largest US carpet manufacturers, advises scheduling a professional hot water extraction every 6 to 18 months depending on traffic. Low-moisture methods have a place between those visits, especially in high-traffic areas, but they are not a substitute for an occasional deep extraction.
How often carpet should be cleaned
The Carpet and Rug Institute, the industry's trade association, recommends having carpets professionally deep cleaned every 12 to 18 months, and vacuuming at least once a week, more in high-traffic areas. Angi suggests every three to six months for homes with pets, children or allergy sufferers.
A practical schedule for most homes:
- Vacuum weekly, and twice a week in entries, hallways and family rooms.
- Blot spills immediately, working from the outside in. Our guide to removing pet urine from carpet covers the hardest case.
- Book a professional extraction every 12 to 18 months, or sooner with pets and young children.
- Add a clean before moving out, before listing a home, and after renovation dust.
There is also a warranty reason. The CRI notes that proper cleaning helps keep carpet warranties intact, and that some manufacturers require certified products or cleaning systems. Check your own warranty document for its specific terms, and keep receipts from every professional clean.
What raises the price
- Heavy soiling, traffic lanes and pet accidents, which need more pre-treatment and sometimes a second pass.
- Stairs, which are cleaned step by step by hand.
- Furniture that has to be moved, especially heavy pieces.
- Specialty fibers such as wool, which need gentler products.
- Small jobs that fall under a company's minimum charge.
Some stains, such as bleach spots and old dye stains, are permanent. A reputable cleaner will tell you before starting which marks are likely to come out and which are not.
How to get an accurate quote
Carpet quotes vary more than most cleaning quotes, because companies count rooms differently and minimums can be hidden. Give every company the same information and ask the same questions:
- List each carpeted room with an approximate size, plus stairs, landings, rugs and any upholstery.
- Photograph traffic lanes, pet areas and any visible stains.
- Ask which cleaning method they use and how long drying usually takes.
- Ask whether pre-treatment, spot treatment and furniture moving are included or charged separately.
- Ask about the minimum charge and any travel fee.
With those answers, quotes become comparable, and the price you are given is the price you pay.
When to hand it to a pro
Rental machines can freshen a lightly used room, but HomeAdvisor puts the cost of renting one at about $100 a day plus detergent, and the job still means moving furniture, a day of work and a careful rinse so no soapy residue is left to attract new dirt. For a whole home, heavy traffic lanes, pet odors or a move-out inspection, a professional clean is usually the better value.
Hello Cleaners offers carpet and upholstery cleaning on its own or added to a move-out or deep clean, when rooms are already being reset. You can get a quote with your room count and any problem areas, and the price is confirmed before you book.
Frequently asked questions
How much does carpet cleaning cost per room?
Our carpet cleaning costs $45 to $70 for a typical room and $70 to $120 for a living room. Angi's 2026 data puts a single room of up to 200 square feet at $40 to $180 nationally.
How much does carpet cleaning cost per square foot?
