A turnover is a timed job with a photographic audit at the end, and it is judged by a guest who arrives with a phone. This is the host edition of the checklist our turnover teams work from: a 60-minute flow for a one to two bedroom listing, the restock list, the photo-proof set that ends disputes, and the guest-ready standards that decide whether the cleanliness rating holds.
Print it, hand it to whoever is cleaning, and have them return the photo set. That single habit removes most of the arguments that happen between a host and a cleaner after a bad review.

The 60-minute turnover: steps in order
Order matters more than speed. Laundry first because it is the only task with a fixed machine clock, then bedrooms, then bathrooms, then kitchen, then floors, then the photo set.
- Minute 0–3: strip all beds and towels, start the first laundry load, open windows.
- Minute 3–8: full sweep for guest belongings and trash; check under beds and in every drawer.
- Minute 8–20: remake beds with fresh linen, check mattress protectors, stage cushions and throws.
- Minute 20–35: bathrooms in full — shower, toilet, sink, mirror, floor, fresh towels hung.
- Minute 35–47: kitchen — dishwasher emptied, fridge cleared, counters, sink, appliance fronts, trash out.
- Minute 47–54: living areas reset, surfaces wiped, remotes and switches disinfected.
- Minute 54–58: floors vacuumed and mopped, working backwards toward the door.
- Minute 58–60: restock check, photo set, lock up and confirm the turnover in writing.
If the listing sleeps more than four, or the linen has to be laundered off site, treat 60 minutes as the cleaning time and add the travel and laundry separately when you price the job. Underpriced turnovers are almost always underpriced because laundry time was never counted.

Restocking is where the cleanliness rating and the "value" rating quietly meet. Keep the same amenities in the same places every turnover, so a returning guest and a returning cleaner both know where things live.

Eight photographs, taken from the same positions every single turnover, in the same order. They take about 90 seconds and they are the record that settles damage claims, missing-item disputes and any argument about whether the property was left guest-ready.
Guest-ready standards that drive the rating
Cleanliness reviews cluster on a short list of failures, and none of them is about how hard someone scrubbed. They are hair in the bathroom, a smell on arrival, a dusty surface at eye level, a stain on white linen and something previous guests left behind. Build the final walkthrough around those five and the rating holds.

Same-day turnarounds
A same-day checkout at 11am and check-in at 3pm gives a four-hour window that is really a two-hour window once travel and laundry are counted. Three things make it survivable: linen laundered off site and delivered clean, a fixed cleaner with a key or code rather than a different person each time, and a written cut-off after which the cleaner is authorized to message the guest about a late arrival. If any of the three is missing, block the day rather than gamble the rating.
