June to September — heat, and the moving peak

Apartments and the lease-turn standard

With 15.1% of housing in 2-9 unit buildings and 18.7% in 10-49 unit buildings, a large share of our Dallas work is a unit handover. Leasing offices inspect to a list, not an impression: oven and broiler pan, refrigerator seals and drip tray, cabinet and drawer interiors, blinds, window and balcony tracks, tub surround and shower glass. We quote a move-out here as that list, so nothing is judged missing that was never priced.

Hard water is the finish problem

Scale on shower glass, chrome, tile and stainless is the most common reason a clean here looks unfinished a day later. It is mineral deposit, not soap film, so it needs an acidic descaler and dwell time rather than pressure — and a clean that skipped it will haze over the moment the surface dries. On first visits to a long-occupied bathroom we plan for a second pass rather than promise one.

Gas heat, electric cooling — dust arrives through the vents

177,136 occupied units heat with gas and 346,531 run electric, with cooling on for most of the year across all of them. That air handler is the dust distribution system: registers, returns, fan blades, door frames and the wall above every vent hold more of it than the floors do. Those are standing items on our deep clean, along with a degrease pass on the kitchen ceiling and hood above gas ranges.

5.1% of the city's 590,237 housing units date to 1939 or earlier and 26.1% to 2000 or later, with a median build year of 1981 — so the common house is a brick ranch or a 1980s build, not a pre-war frame. Dallas sits on shrink-swell clay and slabs move with it, so baseboards separate slightly and hard-floor gaps open. We clean to those gaps rather than flooding them: water in a separated seam does not dry out of a slab.

Because most of this work is tied to a handover date, month-end fills first and the last two days of the month fill earliest. We would rather take a move-out clean the day before your walkthrough than the morning of it, so an oven or a shower that needs a second pass gets one.
